March Shows Listing and Inventory Gains

Housing data recently released by MIBOR (Metropolitan Indianapolis Board of Realtors) shows an increase in new listings in the Central Indiana housing market. New listings increased by 3.8 percent across the region in March, which was the first gain to-date this year.

More good news…sales prices remain strong. The median sales price increased by 6.7 percent in first quarter 2014 from last year at $129,115. March only increased 6.5 percent to $134,222 compared to March of last year. Average sales price showed a 6.3 percent increase in first quarter to $160,989, over first quarter 2013. March only increased 5.8 percent over last year, up to $165,130.

First quarter 2014 closed sales and pending sales showed similar patterns by decreasing 11.4 percent and 13.5 percent respectively.

New Home Construction Filings Increase

The Builders Association of Greater Indianapolis (BAGI) has reported that local homebuilder single-family building permits in a nine-county area totaled 459, which is a six percent increase from March 2013. It’s also a 21 percent increase from February.

Mortgage Rate News

The Indianapolis Business Journal Daily has reported that the average 30-year mortgage fell to 4.47 percent from 4.54 percent for the week of April 7th. The 15-year mortgage rate fell from 3.58 percent to 3.52 percent.

The Spring housing market it is about to bloom. And, if you’ve been thinking of selling your home, it’s the time to take the steps to do so.

Shake off winter. The winter temperatures were brutal. You may have decided to hold on listing your home because of that alone. But, as Spring has started to reveal itself, it’s a great time to sell your home.

Be fresh on the market. The market is indicating that over half of all home transactions in 2014 will be bought and sold from May to August. By listing now, you can take advantage of being a new listing during the start of the selling season before buyers start thinking of back to school.

Get price comparatives. As your Realtor, we can look at the comps of similar homes in your area to see what is selling, and for how much. This baseline will give us a great picture of how to price your home to sell.

Easter Is Around the Corner. Join the Egg Hunt at Holland Park!

Can you believe that this year’s annual Easter egg hunt at Holland Park in Fishers marks its 33rd egg hunt!

The Kiwanis Club proudly sponsors this event, which will take place on Saturday, April 19th at 1:15 p.m. at Holland Park. This family-fun event is for children in second grade and younger, and features fifteen thousand, yes FIFTEEN THOUSAND, scattered eggs hidden throughout the grassy areas of the park. The children will be divided by school age groups for the hunt.

The event is expected to bring around two thousand people, so plan to arrive early to get your spot and snap a picture with the Easter bunny!

In addition to the egg hunt, the Kiwanis Club will be conducting a food drive, so please bring canned and non-perishable food donations to help benefit our local food pantries.
