The Expenses of Buying a Home. Not Just the Down Payment.

Buying a home isn’t all about the down payment. Many expenses are involved when you’re ready to buy a new home. Whether it’s your first time to buy a home, or a move to your dream home, here’s a list of the expenses for which you need to be prepared.

485 BreakwaterEarnest money. When you’re ready to make an offer, you’ll need to write a check, earnest money, for one to two percent of the total purchase price. This earnest money will be credited to you at the time of closing.

Inspection. You’ll need to hire a good, licensed home inspector to review the home you’re looking to buy. Home inspectors review your home from roof to crawl space or basement for structural integrity of the home, including any flooding issues, leaks, pests, damage to the home, plumbing, mechanical equipment efficiency and more.

Escrow. An escrow account is essentially a way for your mortgage company to ensure you have the money to cover taxes and mortgage insurance. Most commonly, escrow is for loans with less than a 20 percent down payment and is mandatory for FHA loans.

Appraisal. You’ll need to have the home appraised in order for your lender to approve the loan amount you’re seeking. The appraiser will review the home you’re looking to purchase and also pull comps of homes similar to yours to gain a fair market value appraisal.

Title company. You’ll need to pay a title company to ensure the home’s title is free and clear of any liens or problems. Your mortgage lender will recommend a title company or you may hire your own.

Credit check. To confirm your credit situation, you will pay for a credit check.

Origination fee. This is what you’ll pay the loan officer or broker for completing the loan. It is a small percentage of the total loan, and is typically one percent. It includes underwriting, originating and processing costs.

Down payment. The most obvious of the fees, but depending upon your loan type, you’ll have a down payment that will be wired at the time of closing to ink the deal.

Additional insurance. If the home is located in a hazard-prone area, you may be required to carry insurance, such as flood insurance.

Buying a Home in a Seller’s Market this Spring.

With the official calendar date of the “start of Spring,” comes the anticipated kick off to the spring home buying season. Market data indicates that even more people that last year are on their quests to purchase a new home.

With that renewed interest to move, however, it may still be difficult to find a home that really fits your criteria. Or budget. So, plan ahead a bit and allow yourself more time for the home buying decision.

keysHere are some tips of buying a home in a seller’s market:

Do mortgage rate research. Mortgage rates are low for now, but they will increase and what you can afford to buy is directly impacted by the specific mortgage options for which you’re able to qualify.

The variables in determining your rate include things such as the lender, the loan type, when you applied, the home and its location, the nature of the purchase, and, most definitely your credit history and financial circumstances.

For example, a 10-basis-point difference on a mortgage rate has a 1.2% impact on your monthly payment. This, what seems insignificant difference from one rate to another can really add up to your monthly mortgage. Plus, if you aren’t in a position to afford the 20% down payment, you’ll also need to pay mortgage insurance premiums which are added to your mortgage payment. Low down payment programs are available, so be sure to hire a mortgage advisor you trust to find out the best option for your needs.

Consider building a home. New home construction is an option for finding the perfect home for you. Rather than only searching existing homes, consider available lots in the neighborhoods you like and ponder the idea of building a home to perfectly suit your needs. Add Springtime to Your Home!

Now that Spring is officially here, it’s a perfect time to add color inside your home. Bring the sunshine indoors and celebrate the new season.

Think citrus colors. Add some throw pillows to your sofa in bright, citrus hues (think yellows and oranges), buy a new throw for your sofa with a floral pattern or add a new piece of art to the wall in a brightly colored pattern or design.

Add a floral centerpiece. Bring in a little Spring with a bright green centerpiece in your dining room or kitchen. Shop a local floral store for a colorful centerpiece to give your eating and entertaining spaces some new life.

Paint a wall. If you’re tired of staring at that boring paint on your walls, add a pop of color to an accent wall to brighten up your living space.

Change the curtains. With the temps starting to warm up, opt for a sheer curtain to let the Spring daylight filter into your rooms. Sheer panels come in not only white, but also with fun patterns and designs.

Bring on botanical. From floral framed prints and paintings on your walls, to floral patterned pillows and artwork, mimic Mother Nature with the use of floral designs in your decorating.

Decorate the front door. It’s time to add some color pop to your front door. Place a colorful Spring wreath on your door with use of greens, warm colors and more.

Get inspired. When all else fails, spend some time on Pinterest getting inspired by other pinners’ pins with great ideas for decorating your home for Spring.
