Strategy for Selling a Home in Winter.

While winter months are not typically the most popular time of year to sell a home, sometimes a job change, relocation or other family event makes it inevitable.

Here are some things to consider if you’re looking to sell your home this winter:

Attract serious buyers. Because of winter being a notoriously “down time” for the housing market, those that are in the market are serious about moving and are motivated to do so. Take advantage of those buyers knowing they are ready to make a purchasing decision.

Gain exposure by hiring a Realtor. A Realtor will give you the additional push of having your home properly marketed to get potential buyers to see your home via the MLS system. A Realtor also has several clients actively in the market to buy a home and can get the word spread on your home.

Stage your home. As with any time of the year, staging a home is key in selling it quickly. Buyers want to walk into your home and envision themselves living there. Keep your home clean, well lit (it’s dark in the winter) and cozy. Keep your thermostat warm during showings and have a place for potential buyers to stow their winter coats and boots so they can comfortably walk around your home.

Price your home right. Winter isn’t a good time to test the market and list your home high. Be reasonable with your selling expectations with the market comps your Realtor provides.
