Tips Before You List.

Many factors should be considered before you list your home. From timing and your financial portfolio, to your home’s equity and down payment.

Here are a few things to consider before you list:

Upsize or downsize. If your family is expanding, you may need an additional bedroom or two, making it “the” time to start looking for a new home. On the other side, if your children are heading off to colleges and you’re ready to downsize, it may be the time to sell your home.

Debts and savings. If you’ve eliminated non-mortgage debt and have up to six months of expenses saved, you’re in a good place to consider a home purchase. Having an emergency savings is always important, and especially when considering a home buying/selling move.

Home equity. Twenty percent. If you’re home equity is at least at 20%, you’re in a good place to buy a new home. Having 20% down (or more) on a home allows the removal of PMI (private mortgage insurance) which could save hundreds of dollars each year. That’s why twenty percent is the “go to” number in the real estate industry.

Home improvement. Even with luxury homes, you’ll need to have money saved for expenses in home improvements. From updating paint colors to refreshing landscaping areas, it helps to have a home improvement savings. Additionally, be prepared to pay moving expenses to get your items safely moved to your new home.

Selling a Home During Summer.

If you’ve been thinking of selling your home, you should know that it is a great market for sellers. The National Association of Realtors reported that 46% of recently sold homes were on the market for less than a month.

Many factors should be evaluated to determine if now is the time for you to sell, but as your Realtor, we will sit down to discuss those.

Here are a few highlights of listing a home during summer:

Summer daylight. With sunset after 9 p.m., you can maximize the after-work hours where you’ll have daylight to better show your home.

Green thumb. Let’s face it, your landscaping and curb appeal hits the max during summer months. Lush, green grass and flower beds, shrubs and container plants at their best and in bloom. Home staging  is easier during summer months!

School break. Take advantage of the summer break time when schools are out of session and people are looking to move before the next school year resumes.

Pool time. Make your pool area resort-like, showing off its entertainment “wow” factor so that potential home buyers will be able to easily see themselves enjoying the outdoor living spaces.

Outdoor living. Be sure to highlight the outdoor entertaining and relaxing spaces such as your deck, patio, porch and outdoor kitchen. Have chairs and tables arranged nicely to show the various ways those spaces can be enjoyed.

Emphasize lighting. Because the days are long, feature listing photographs of the exterior of your home at night. Include images of lighting such as a gas fire pit feature, outdoor lighting and light features around the exterior.

Cool home. With the temps in the 80s and 90s, be sure to properly set your thermostat to be cool during listings. You want potential buyers to be comfortable while looking at your home.
