Geist Market News.

As a Geist luxury living Realtor, it is my job to know the local market trends. The houses on the market, those about to list and the prices of those homes that have sold.

The number of active Geist listings in May (based on zip code 46055) increased by 9.6% from the previous month. The median number of days active properties have been listed is 41 days, which is significantly shorter than the national average.

April sales dropped by 93.8% from the previous month.

The median listing price was $300,100; the median days on the market was 41 with 92 active listings.

Five Tips for a Happy Neighborhood.

Fostering great relationships with your neighbors is the key to a happy community.


Whether you’re just moving to a new neighborhood or have lived in one for years, the following tips will help build connections with your neighbors and encourage a friendly rapport:

1. Introduce Yourself: Being on a first-name basis with all of your immediate neighbors will establish a warm and welcoming atmosphere.

2. Go for Walks: Regularly walking around your neighborhood will increase your chances for meeting new neighbors and give you more opportunities to strike up conversations with ones you already know.

3. Give an Unexpected Gift: Giving your neighbors a gift, whether it’s something as simple as home-baked cookies or a potted plant, can go a long way in showing that you care about establishing a friendship.

4. Organize an Event: Make use of your outdoor living space this summer! Hosting a dinner party or barbecue provides an occasion for neighbors to meet, mingle and have fun.

5. Communicate: If you’re planning on being out of town, throwing a party, or renovating your home, consider letting your neighbors know as a courtesy.

July Market Update.

The July Market Update has been released (with data through May 2016).

Home sales accelerated for the third consecutive month in May, reaching a pace not seen since 2007. Demand continued to outweigh supply, keeping ultra-low mortgage rates and a rising media sales price.


Interest rates slightly decreased, remaining at historically low levels.

Mortgage rates were:

  • 30-year fixed: 3.54%
  • 15-year fixed: 2.81%
  • 5/1-Year ARM: 2.74%
  • Historical Average: 8.90%

The National Association of REALTORS reported home sales at a seasonally adjusted annual rate of 5.5 million homes during May. This was a 1.8% increase from April and a 4.5% increase from May of 2015.

The media home priced hit a record of $239,000 in May, up 3.8 percent from April and 4.7 percent from May of 2015.

The supply of housing inventory was a 4.7-month supply. The total number of homes for sale decreased by 7.8 percent compared to May of 2015.

Bicentennial Birthday Bash at the ISM!

It’s the year of the Bicentennial and the Indiana State Museum is hosting the birthday parties of all birthday parties on Saturday, October 1st from 7 to 11:30 p.m.



The event is the third-annual Indiana Spirits celebration. This year the Indiana State Museum will be celebrating Indiana’s 200 years of statehood.

Enjoy all that is Indiana local food and spirits. Celebrate with local beer, wine and spirits tastings from Hoosier producers, food from local restaurants, and dance music by Indianapolis based The Doo! Band.

The birthday bash will also include a photo booth, activities and games such as party Scrabble, party hat creation and more. During the Bicentennial Birthday Bash, enjoy two bicentennial exhibitions; 200 Years of Indiana Art: A Cultural Legacy and Indiana in 200 Objects: A Bicentennial Celebration.
