Meals from the Market Event.

This Thursday night, September 1st, check out the Meals from the Market event downtown Noblesville. From 6 to 8 p.m., the south alley located next to the Visitors Center will be transformed into a dining series featuring farm-to-table meal, local music, art and cuisine. The event is hosted by Noblesville Main Street.

Rick Moreland, a local chef, will prepare the meals and assist Main Street and reinforce the value of local products in a farm-to-table approach. Enjoy a wonderful meal, live music and art from area artisans.

“My greatest inspiration for cooking is when I was young, seeing my mom and my grandmother cooking for our family, everyone coming together to share a meal and the joy it brought,” stated Moreland. “I am excited to be part of this project because as a chef I love to use top quality, fresh ingredients from local sources. I love going to the farmers market and talking with growers and vendors and picking out ingredients that excite me to cook and share with others.”

The event is limited to 30 participants. Attendees will be given a recipe card containing Chef Moreland’s recipe for the evening and the contact information for the market vendor who supplied the ingredients.

Work with a mortgage broker who can help explain financial scenarios based upon purchase price, down payments, monthly mortgage and taxes. (I have some stellar connections in the industry to help). Also, seek input from a tax advisor who can review your income tax outcomes from the move and a financial planner who give you an expert opinion on your financial health and help you plan for the future.

Inspect your home.  A potential home buyer will have a home inspection done on your home. Consider doing one before you list to uncover and repair any surprises. This may likely expedite the sale of your home.

Prepare a financial plan. On average, sellers pay five to six percent of the purchase price in commission fees. Allow yourself a budget for repairs in your home, as well as other expenses to come at closing such as property transfer taxes and buyer’s home warranty.

This Month in Real Estate.

Home sales in June surged to their highest level in years, putting 2016 on track to be the best year for home sales since the recession. Near rock-bottom mortgage rates continue to lure more and more buyers into the market despite steadily rising prices and low inventory levels.

Interest rates decreased slightly from the month prior and remain near all-time lows. Mortgage rates have declined recently due to the drop in U.S. Treasury rates created by the uncertainty surrounding the U.K.’s vote to leave the European Union.

The National Association of REALTORS® reported home sales at a seasonally adjusted annual rate of 5.6 million homes during the month of June. This was an increase of 1.1 percent from May, and an increase of 3.0 percent from June of last year.

The median home price reached a record $247,700 in June, which was up 3.7 percent from May and up 4.8 percent from June of last year. The median home price has increased by nearly $11,400 in the past year alone.

There was a 4.6-month supply of housing inventory in June, which decreased slightly from May. The total number of homes for sale decreased by 6.1 percent compared to June of last year. Strong demand spurred by dropping interest rates will likely keep inventory levels suppressed, particularly in the starter home market.
