Upsize or downsize. Is your family expanding or is your home becoming an empty nest with your children off to college? Changes like that make it a good time to consider a new home.

Debts and savings. If you’ve reduced or removed non-mortgage debt and have up to six months of expenses saved, that’s a great start. Having an emergency savings is always important, and especially when considering a buying or selling a home for those unexpected surprises.

Home equity. Is your home equity at least 20%? If so, you’re in a good place to buy a new home. Having 20% down (or more) on a home allows the removal of PMI (private mortgage insurance) which could save hundreds of dollars each year.
