How can you and your family make an impact on saving energy in your home?

Use a programmable thermostat. If you don’t already have one, get one. Installing a programmable thermostat can save up to 10% on heating and cooling costs by efficiently keeping your home heated and cooled at temps which correlate with with you’re home and away. Many offer wifi options so you can always have control over the temps in your home.

Update appliances. Look for the ENERGY STAR label. Refrigerators alone use at least 20% less energy than other models.

Keep your filter clean. Dirty furnace or A/C filters slow down air flow and make your heating and cooling system work harder to keep your home comfortable. Change your filter at least every three months or per the instructions on your system.

Light with LED. Switch from standard light bulbs to energy-efficient halogens, CFLs and LEDs offer incredible savings.

Repair window leaks. Caulk any places where you have air loss around your windows. Proper insulation will not only keep you comfortable but it will also save you up to 20% on heating and cooling bills.

Turn of Lights and electronic devices. Get into the habit of turning off TVs, computers and lights when you’re not using them. Doing this everyday will impact your bills.

These simple suggestions can make big differences not only in your home’s energy use, but in helping our planet!

tulips

Splash some Spring color in your home with these ideas.

Go botanical. From floral framed prints or paintings on your walls, to floral patterned pillows and wallpaper, mimic Mother Nature with the use of floral designs in your interior design.

Go Spring in a centerpiece. Stop by the local floral shop for a cluster of fresh tulips or a bright centerpiece for your dining room or kitchen island.

Freshen up your paint. Tired of grey walls? Add a pop of color to an accent wall to brighten up your living space.

Update textiles. Let in the natural light of Spring with fresh, sheer curtains. Add citrus hues (yellows and oranges) in accent pillows, throws for your sofa or bedroom.

Amp up curb appeal. It’s time to add some color pop to your front door. Change up the color of your door or add a colorful Spring wreath with use of greens, warm colors and more.

Before You List.

If you’re considering selling your home this year, there are many factors to consider before doing so. You’ll want to think about things like timing and your financial portfolio, your home’s equity and even the down payment on your next home.

house for sale

Here are some starters:

Space evaluation. If you’re looking at an empty nest with too much extra space, it may be time to downsize. Or, if your family is expanding, you may need an additional bedroom or two, making it “the” time to start looking for a new home.

Financial review. If you’ve eliminated non-mortgage debt and have up to six months of expenses saved, you’re in a good place to consider a home purchase. Having an emergency savings is always important but especially so when considering a buying or selling a home.

Home equity earnings. If you’re home equity is at least at 20%, you’re in a good place to buy a new home. Having 20% down (or more) on a home allows the removal of PMI (private mortgage insurance) which could save hundreds of dollars each year.

Repair checklist. Even with luxury homes, plan to spend money on home improvements. From updating paint colors to refreshing landscaping areas, it helps to have a home improvement savings in place when considering selling your home. Additionally, be prepared to pay moving expenses to get your items safely moved to your new home.

Hire a pro. By partnering with a Realtor like me, we will work together to review your home buying budget, the timeframe for your move plus exactly what you’re looking for in your next home.

If you or someone you know is in the market to move a move, be it upsizing or downsizing, contact me. We will work together to put together a home selling plan!
