Planning to Move?

If you’re in the market to sell your home, my customized market analysis compiles data to tell you precisely what your home is worth so we can work together to get your home sold.

As a veteran Keller Williams Realtor, my home analysis will provide data which allows me to strategically price your home to sell.

Comps. I’ll show you for what price range comparable houses in your neighborhood have been selling. This will help determine the right list price for today’s market.

Buyer Trends. What do buyers look for in homes? Understanding what buyers want is vital when making the decision to sell your home. I will review your home and show you which possible renovations, staging techniques and quick upgrades can have a huge impact on getting top dollar for your home.

Economic Insight. The complexities of the real estate market can be a lot to process. I will help you navigate the economic data, analyze what it all means for you and net you the most money possible at the closing table.

Determining a competitive list price is just the beginning. Once that is done, I will implement my extensive marketing plan designed to capture the maximum exposure for your home in the shortest period of time to move your home from listed to sold.

Weekend Project Idea Starter.

Now that Fall is here, it’s a good time to make use of weekends to prep your home for the changing of the season!

Here are some idea starters for ways to maintain the health of your home:

Seal windows. Keep the heat inside your home by caulking and sealing areas around your windows that are in need. Prevent air leaks and cold air drafts.

Clean up the garden. Now is a great time to divide or transplant perennials. Replant them in other flower beds or share your extra perennials with friends!

Clean gutters and downspouts. Check for proper drainage; remove leaves and debris from your gutters to ensure the rain can flow and prevent ice buildup during the winter.

Inspect your roof. Take a look at the shingles, flashing around pipes, chimneys and beyond to look for any problems areas that would cause leaks from winter’s ice and snow.

Trim the trees. Remove dead branches or overgrown limbs from trees to prevent problems.

Inspect your wood-burning fireplace. Prevent chimney fires and carbon monoxide poisoning by being sure your fireplace is in good operating condition. Hire a chimney sweep if you haven’t done so recently for a good cleaning.

Wrap water pipes. Protect exterior wall pipes by wrapping them with heating tape to save energy and prevent freezing.

Maintain your furnace. Have a local heating contractor service your furnace; clean or replace your filters regularly.

Aerate your lawn. Aerating your lawn will allow moisture and nutrients to get into the roots. After you’ve done so, spread fertilizer then grass seed to fill in areas that need repair.

Drain the water heater. Hard water sediments can build up in your water heater tank. Fall is a good time to drain it to prevent rust from forming.

Winterize your irrigation system. Drain and properly prepare the system for winter.

Tune up the snow blower. Be prepared early; have the snow blower serviced if needed.

Check the batteries. Review your fire and carbon monoxide detectors to be sure the batteries are fresh and the alarms are in working order.

Clean outdoor furniture. After the last plunge in the pool (or in efforts to minimize the outdoor furniture even while you keep the pool heated), clean and dry the cushions in a dry area to prevent fading, cracking and damage over the off season.

These Fall home maintenance tips will help your home be ready for the changing seasons. Always consider hiring a pro for projects that you feel are out of your scope of expertise. I am happy to recommend local companies who specialize in chimney sweep, roof repair, plumbing and repairs. Feel free to contact me for recommendations.
